Are you licensed and what affiliations have you earned?

Yes, we are a state licensed and insured general contractor. We are registered members of the Tampa Bay Builders Association, the Florida Home Builders Association, the National Association of Home Builders, FL Green Building Coalition, Energy Star, EPA Indoor Air Plus, SIPA Registered Builder and a Zero Energy Ready Home partner.

What separates your company from your competitors?

We are a design-build firm that can provide an estimate from an existing home plan or create a custom home plan with your vision and budget in mind. All of our homes are built with steel framing components which enable us to build stronger, greener and cleaner homes when compared to traditional block and wood. Most of our homes are capable of withstanding sustained winds in access of 180mph, utilize 50-80% less electricity and have substantially higher indoor air quality.

Do you advise and help with lot/land selection?

Yes, we are happy to make a referral to a realtor partner if you are not currently working with a realtor. Once home owners narrow down to a few lots we are happy to visit/walk the lot to review options and provide additional information regarding potential additional expenses.

Do you remove trees and clear land?

Yes, once we've looked at the Topographical Elevation Survey and walked the lot we are happy to present an estimate for the site work.

Who pulls required permits for the home build?

We will pull a building permit and relevant zoning permits from the AHJ (Authority Having Jurisdiction) and if required we will pull a septic and well permit.  Any permit, impact, mobility, or other relevant fees will be deducted from the appropriate allowance.  Homeowners are responsible for paying any allowance overages.  We do not manage any HOA or community approvals.  All fees for HOA and community approvals are the responsibility of the homeowners.

What is your typical response time for phone calls and emails?

Our goal is to respond to all homeowners within a reasonable period of time.  Homeowners can typically expect a response from one of our team members within 24 business hours, however, during peak times we may require up to 72 business hours.

Do you charge for providing a quote?

We are happy to provide a complimentary estimate from a set of construction plans.
However, if a construction plan is not available, as a design-build firm our team is able to assist in designing a custom home plan.  Please call for additional information and pricing regarding our design services.

What is your price per sf?

There are many variables that affect the price of a custom home, as such it's difficult to estimate the price per square foot.  Once a construction plan set is available our team can quickly provide a quote for building your home.

Who will provide me with updates on the home build?

We provide periodic updates through our online project management software "Buildertrend" and through email.  A job log is available on Buildertrend and is regularly updated with notes and pictures.

What type of warranty do you offer?

We offer a full coverage builders 2-10 warranty on all of our custom luxury homes.  A builders 2-10 warranty includes a one-year limited warranty on all items provided by KHP Homes, 2 years on mechanical, electrical and plumbing components, and 10 years on structural components.  Our warranty is covered by RWC (Residential Warranty Company).  All standard manufacturer warranties apply from the date of substantial completion.

KHP Homes has been designing and building custom luxury homes in Tampa Bay since 2009
